Building a new home is one of life's biggest milestones. Whether you're buying your first home, upsizing for a growing family, building an investment property, downsizing or planning a knockdown rebuild, understanding the building process helps you make informed decisions every step of the way.

This guide takes you through the complete journey of building a house in Queensland, from setting your budget and choosing the right house design to approvals, construction, handover and moving day. You'll find practical advice, expert insights and helpful resources to make your journey as smooth as possible.

Building Journey Timeline

Each stage of building a house builds on the one before it. Taking the time to understand the process from the beginning will help you feel more confident when construction begins and make the entire experience more enjoyable.

Brighton Homes also follows an eight-step pre-build journey covering your initial quote, Preliminary Agreement, Consolidated Tender, plan presentation, MyChoice selections, contract signing, Building Approval and Authority to Commence Construction.

Before The Build Begins

Start with the Right Foundations

Every successful new home starts long before construction begins. Choosing where you want to live, understanding your lifestyle needs and selecting the right builder all play a major role in creating your dream home.

Before purchasing land, take time to research the surrounding neighbourhood, nearby schools, transport links, shopping centres and future infrastructure. Think about your daily routine and how the location will support your family for years to come.

If you're still deciding where to build, explore our local area guides to compare some of Queensland's most popular locations.

Whether you're planning to build on your own block or explore our house and land packages, it's also important to assess the site's orientation, slope, access, surrounding homes and council requirements. These factors can influence site costs, energy efficiency and even the ideal floor plan for your block.

If you're unsure which path suits you, Brighton Homes offers solutions for every stage of life.

By taking the time to plan now, you'll set yourself up for a smoother build process with fewer surprises later.

Phase 1: Planning & Budgeting

Everything Starts with a Solid Plan

Careful planning is one of the most important parts of building a new home. Taking the time to understand your budget, finance options, and the total cost of building a new home will help you make confident decisions throughout the journey. Whether you're building your first home, upgrading to a larger home or investing in property, creating a realistic budget is one of the most important first steps.

How Much Does It Cost to Build a New Home?

The cost of building a house depends on several factors, including your house design, block of land, location, level of inclusions and any site-specific requirements.

When budgeting, remember that the final investment is made up of more than just the build price. You should also consider:

  • Land purchase costs

  • Stamp duty and legal fees

  • Site costs and land preparation

  • Construction costs

  • Council and utility fees

  • Landscaping, fencing and driveways

  • Moving expenses

  • A contingency fund for any additional costs

To better understand what's included when building with Brighton Homes, read our guide to Understanding the Costs of Building a Home and explore our Guide to Brighton Homes Inclusions.

Set a Realistic Budget

Before choosing your home design, it's important to understand what you can comfortably afford.

Start by reviewing your income, savings and existing financial commitments before speaking with a lending specialist. Comparing lenders, interest rates, and construction loan options early can help you secure finance that suits your circumstances and avoids unnecessary delays later.

Remember to budget for the entire journey, not just the construction. Tracking your expenses throughout the build will help ensure your spending stays aligned with your original budget.

MyChoice Home Loans offers access to construction loans, in-house loan approvals and ongoing support throughout the life of the loan. The team can also settle your construction loan and obtain lender consent for construction to begin.

Buying Land

Finding the right block of land is just as important as choosing the right builder. The size, shape and orientation of your land all influence which house designs are suitable.

Before purchasing land, consider:

  • Block dimensions and frontage

  • Orientation and access to natural light

  • Slope and elevation

  • Estate design guidelines

  • Zoning and council requirements

  • Access to services

  • Future development in the surrounding area

Brighton Homes offers a wide range of House and Land Packages across South East Queensland, making it easier to find the right combination of home and location.

Understanding Site Costs

Every block is different, which means site costs can vary depending on the land you're building on. Soil testing, excavation, retaining walls, drainage, service connections and sloping blocks can all affect site preparation and construction costs.

Your Building and Design Consultant will discuss known site-specific requirements before you proceed through the pre-build journey. This provides greater clarity and confidence in your budget before your contract is finalised.

Phase 2: Choosing Your Home Design

Find the Right Home for Your Lifestyle

Choosing a house design is one of the most exciting parts of building a home. It's also one of the most important decisions you'll make, as your right floor plan should suit your block, budget and daily routine while giving your family room to grow.

Ask yourself how many bedrooms you need, whether you require a study, media room or kid’s retreat, and how you want your kitchen, dining and outdoor areas to connect. Explore Brighton Homes' full range of House Designs to discover homes designed for Queensland living.

Project Homes vs Custom Homes

One of the first decisions you'll make is whether a project home or custom home is the right fit.

Project homes use established floor plans that balance functionality, cost efficiency and buildability. They generally provide greater certainty around pricing and inclusions than beginning with a completely custom build.

Custom homes offer complete flexibility to personalise every aspect of your home. While they provide greater design freedom, complex layouts and extensive changes can increase planning time and construction costs.

At Brighton Homes, our extensive range of home designs gives you the best of both worlds. With dozens of thoughtfully designed floor plans and flexible options, you can personalise your home without starting from scratch.

If you're unsure which design suits your lifestyle, visiting one of our Display Homes is one of the best ways to experience different layouts, finishes and design features in person.

Choosing the Right Floor Plan

Your floor plan should support the way you live now while allowing flexibility for the future.

When comparing house designs, ask yourself:

  • How many bedrooms and bathrooms do you need?

  • Do you work from home and need a dedicated study?

  • Would a separate media room or kid's retreat add value?

  • Do you entertain regularly and want open-plan living?

  • Will your family grow over the next five to ten years?

Taking the time to compare different layouts will help you choose a design that complements both your lifestyle and your block of land. If you're new to reading plans, our guide on How to Read a Floor Plan explains how to interpret room layouts, dimensions and orientation before making your decision.

Design for Queensland Living

Queensland's climate should play a key role in your home design. A well-orientated home can improve comfort throughout the year while reducing ongoing energy costs. Where possible, position frequently used living areas to capture and maximise natural light and consider passive solar principles, ventilation, insulation and shaded outdoor areas for year-round outdoor living.

Our guide to the Best House Orientation explains how block orientation can influence natural light, energy efficiency and everyday comfort. You can also discover how thoughtful design enhances your home in The Role of Natural Light in Modern Home Design.

Phase 3: Contracts, Approvals & Pre-Construction

Preparing to Build

With your home design finalised, the next stage is turning your plans into reality. This phase focuses on finalising your building contract, obtaining the necessary approvals and making your interior selections before construction begins.

Brighton’s pre-build journey follows eight defined steps. These include:

  1. Your initial quote

  2. Preliminary Agreement

  3. Consolidated Tender

  4. Plan presentation

  5. MyChoice Design Studio appointments

  6. Contract signing

  7. Building Approval

  8. Authority to Commence Construction.

While there's plenty happening behind the scenes, Brighton Homes manages much of this process for you, keeping you informed every step of the way so you can look forward to the exciting milestone of construction starting.

Review Your Contract

Your contract outlines exactly what will be delivered, including your chosen home design, inclusions, pricing, specifications and progress payments.

Before signing, take the time to review:

  • Your selected floor plan and façade.

  • Standard inclusions and selected upgrades.

  • Site-specific requirements and site costs.

  • Construction timelines.

  • Progress payment schedule.

  • Any provisional allowances or variations.

Understanding your contract before construction begins gives you confidence that everyone is working towards the same expectations and helps minimise changes once your build is underway.

Building Approval

Before work can commence on site, several approvals are required to ensure your home complies with Queensland regulations and the National Construction Code.

Depending on your home, block and estate, these may include:

  • Council approvals where required.

  • Building approvals.

  • Engineering and structural certification.

  • Soil testing and site assessments.

  • Estate developer approvals.

  • Energy efficiency assessments.

Approval timeframes vary depending on the complexity of your project, but Brighton Homes coordinates the approval process on your behalf and keeps you updated throughout each milestone. This allows you to focus on planning your move while our team manages the documentation required before construction begins.

Personalise Your Home at MyChoice Design Studio

One of the highlights of the pre-construction journey is visiting the award-winning MyChoice Design Studio, where your new home starts to reflect your personal style.

Working alongside experienced interior design consultants, you'll select finishes and fixtures that suit your lifestyle and budget, including:

  • Roofing and façade.

  • Cabinetry colours.

  • Benchtops.

  • Flooring and floor coverings.

  • Tiles.

  • Tapware.

  • Appliances.

  • Interior paint colours.

  • Lighting.

Bringing inspiration images or a mood board to your appointment can help communicate your style and make selecting finishes easier. Before you visit, explore our Home Inspiration gallery, Decorating 101: Interior Design Basics, and How to Choose Interior Paint Colours for ideas and inspiration to help you make confident design decisions.

You're Ready to Build

By the end of this stage, your plans have been approved, your selections have been made, and your building contract has been finalised. Everything is now in place for construction to begin.

The next phase is where you'll see your new home come to life, from site preparation through to frame stage, lock-up and practical completion.

Phase 4: Building Your Home

Watch Your Home Come to Life

With approvals complete and your building contract finalised, it's time for the most exciting part of the journey - seeing your new home take shape. While every build is different, understanding what happens at each stage of the construction process helps you know what to expect next.

1. Site Preparation

Before construction begins, your block is surveyed, cleared and prepared ready for the slab. Depending on the land, this stage may include:

  • Soil testing.

  • Earthworks and excavation.

  • Temporary fencing and site access.

  • Service connections.

  • Foundation works.

The extent of this work depends on your block, with sloping sites or challenging conditions sometimes requiring additional preparation before work can commence.

2. Slab Stage

Once the site has been prepared, the concrete slab is poured to create the foundation of your new home. This is one of the most significant milestones in the build process, as it establishes the structural base that the rest of your home will be built upon.

At this stage you'll typically see:

  • Plumbing installed beneath the slab.

  • Reinforcement completed.

  • Initial inspections completed.

Once the slab has passed inspection, the construction process moves to the frame stage.

3. Frame Stage

The frame stage is when your home begins to take shape and your floor plan becomes a reality. Walls, roof trusses and structural supports are installed, allowing you to visualise the size and layout of each room for the first time.

Before progressing to the next stage, the frame undergoes structural inspections to ensure it complies with Australian building standards.

Many homeowners choose to visit the site during this milestone and take photographs before wall linings are installed. These images can become a valuable record of plumbing, electrical wiring and framing locations for future reference.

4. Roof Stage

Once the structural frame has been approved, roofing materials are installed to make the home weather resistant. During this stage you'll begin to recognise the external appearance of your chosen home design as the roofline, façade details and overall shape come together.

5. Lock-Up Stage

At lock-up stage, external doors, windows, garage doors and roofing have been completed, allowing the home to be secured. This is an exciting milestone because your home now resembles the finished product from the outside.

Internal work also begins accelerating, including:

  • Electrical and plumbing rough-in.

  • Air conditioning installation.

  • Insulation.

  • Internal wall linings.

6. Internal Fit-Out

With the home protected from the weather, attention turns to bringing your interior selections to life.

This stage includes installing many of the finishes you selected during your MyChoice Design Studio appointment, including:

  • Cabinetry.

  • Benchtops.

  • Tiles.

  • Flooring.

  • Painting.

  • Light switches and power points.

  • Tapware.

  • Appliances.

  • Shower screens.

  • Final plumbing and electrical fittings.

The home begins to transform rapidly during this stage as each room comes together.

Phase 5: Handover & Moving In

The Final Step to Your New Home

After months of planning, design and construction, handover is the moment you've been waiting for. It's when your new house officially becomes your home.

Before you receive your keys, Brighton Homes completes a series of 8 final quality checks to ensure your home has been built to our high standards and is ready for you to move in with confidence.

Practical Completion Stage

You'll attend a Practical Completion Inspection (PCI) 2 weeks before handover, where you'll walk through your new home with your Site Supervisor. This walkthrough gives you the opportunity to inspect every room, understand how your home's features operate and identify any items that require attention before settlement.

During your inspection, it's worth taking your time and checking:

  • Internal and external finishes.

  • Cabinetry, doors and windows.

  • Appliances and fixtures.

  • Plumbing and electrical fittings.

  • Paintwork and tiling.

  • Flooring and benchtops.

  • Heating, cooling and ventilation systems.

Following completion of any outstanding items and your final payment, your new home is ready for handover.

Documents You'll Receive at Handover

At handover, you'll receive a collection of important documents to help you manage and maintain your new home.

These typically include:

  • Warranty information.

  • Appliance manuals.

  • Compliance certificates.

  • Keys and remote controls.

  • Maintenance information.

  • Emergency contact details.

Frequently Asked Questions

How long does it take to build a home in Queensland?

The timeframe for building a new home depends on the size and complexity of the design, site conditions, weather and approval timeframes. Once construction begins, most homes are completed within 6 to 12 months. Throughout your build, Brighton Homes will keep you informed of key milestones and provide regular progress updates.

How much deposit do I need to build a home?

The deposit required will depend on your lender, loan type and individual financial circumstances. If you're a first home buyer, you may also be eligible for government grants or schemes that can help reduce your upfront costs. Our MyChoice Home Loans team can help you understand your borrowing capacity and finance options before you begin.

Can I build on my own block?

Yes. Brighton Homes can build on eligible privately owned blocks across South East Queensland. During the planning stage, we'll assess your land, including its size, orientation, slope and any site-specific requirements, to recommend the most suitable home designs for your block.

What are site costs?

Site costs are the additional costs associated with preparing your land before construction begins. These may include soil testing, excavation, retaining walls, drainage, service connections and other site-specific requirements. Because every block is different, site costs vary depending on your land and location.

Can I customise a floor plan?

Absolutely. Brighton Homes offers a wide range of thoughtfully designed floor plans that can often be tailored to better suit your lifestyle, block and budget. During your consultation, our team will discuss available options and help you personalise your chosen home design where possible.

How does construction finance work?

Construction loans are generally released through progress payments, with funds paid at key stages of the build rather than as a single lump sum. These stages typically include the slab, frame, lock-up, fit-out and practical completion. Our finance specialists can explain how construction finance works and help you choose the right solution for your circumstances.

When do I make payments during the build?

Payments are typically made at agreed construction milestones outlined in your building contract. These progress payments align with key stages of the build, providing confidence that work has been completed before each payment is made.

Can I visit my home during construction?

Yes. For safety reasons, all site visits must be arranged with your Site Supervisor. Scheduled visits give you the opportunity to see your home's progress, ask questions and better understand each stage of construction while ensuring everyone on site remains safe.

Ready to Build Your Dream Home?

Whether you're just starting your research or you're ready to begin building, Brighton Homes is here to help you every step of the way. From finance and house designs to construction and handover, our experienced team will guide you through the entire journey with confidence.
