Estimated or approximate pricing including advertised price lists are indicative only and are based on included facades and standard inclusions. No pricing is binding until and unless a construction contract is executed by both parties. Brighton Homes reserves the right to change inclusions, specifications, pricing, materials, suppliers or substitute items with equivalent products, without prior notice or obligation. All prices are subject to final review and are binding only as part of an executed construction contract.

The Brighton Homes Up To $30,000 Price Drop Promotion runs from 10:00am 3 August 2026 (AEDT) to 31 October 2026 at 5:00pm (AEDT) (the Promotion Period) or earlier if withdrawn by Brighton Homes. The offer includes up to a $30,000 price drop from the advertised base price of any designs from the Gallery Collection and up to a $20,000 price drop from the advertised base price of any designs from the Elwood by Brighton Collection. Amount varies by house design. This offer excludes Studio Collection homes. The relevant price drop is reflected in a reduced base price as shown in the contract. The price hold promotion may be withdrawn or amended by Brighton Homes at any time. To secure the 13 month price hold, a preliminary payment fee of $3,000 must be paid within 14 days of the issue of a quotation, the consolidated tender must be accepted within 7 days of issue, the building agreement must be executed within 7 days of issue and all requirements set out in the building agreement to enable the commencement of construction within 13 months of the date of the quotation. Full details are as set out in the building agreement. The Brighton Homes 13 Month Price Hold is not redeemable for cash and is non-transferable. #BRIGHTON HOMES $20,000 UPGRADES

The Brighton Homes $20,000 Upgrades Promotion runs from 10:00am 3 August 2026 (AEDT) to 31 October 2026 at 5:00pm (AEDT) (the Promotion Period). The offer includes one $20,000 MyChoice Design Studio voucher that will be deducted from your final MyChoice Design Studio selections. The offer includes Gallery Collection and Elwood by Brighton homes and excludes Studio Collection homes. The offer is subject to payment of a $3,000 preliminary payment fee within 14 days of issue of a tender within the promotion period and a building agreement being entered into within 90 days from the acceptance fee payment.

The $20,000 Upgrades Promotion will be shown in the tender and the Building Agreement as a voucher that is redeemable against any MyChoice Design Studio selections. The $20,000 Upgrades Promotion will not be deductible from the land price in any house and land package. BRIGHTON HOMES STUDIO COLLECTION "99 DAY BUILD TIME"

Brighton Homes Studio Collection “99 Day Build Time” promotion runs from 10:00am 3 August 2026 (AEDT) to 30 September 2026 at 5:00pm (AEDT) (the Promotion Period) or earlier if withdrawn by Brighton Homes. The build time of 99 days, is valid for single storey homes only, and refers to 99 working days between the date the slab is poured and the works reaching practical completion. The build time for double storey homes is 149 working days. This offer is available only on designs from the Studio Collection. The statement 99 Day Build Time assumes that the final account is paid by the owner at the time of practical completion. If a driveway upgrade has been selected, 5 working days of additional time will be added to the 99 day build time for single storey homes and to 149 days for double storey homes. To secure this build time offer, all requirements set out in the building agreement to enable the commencement of construction within 12 months of the date of the quotation acceptance fee payment must be met. GET STARTED WITH 5% UPFRONT

The Brighton Homes ‘Get Started Promotion’ is available to eligible customers from 10.00am 1 July 2026, to 5:00pm 30 September 2026 at the discretion of Brighton Homes and MyChoice Home Loans.
 
To be eligible, a customer must meet the below conditions:

  1. Accept a tender and pay the preliminary payment fee within 14 days of tender issue.
  2. Be building the home as an owner occupier.
  3. Appoint MyChoice Homes Loans as your mortgage broker for a construction loan.
  4. Sign a building contract for the construction of a Brighton Homes home within 5 working days of issue (which includes a dedicated ‘Get Started' agreement).
  5. Pay the remainder of 5% of the contract price within 5 working days of the invoice issue, at receipt of statutory approvals.

If the conditions above are met and there is no breach of the construction contract by the customer at any time, Brighton Homes will not require payment of any of the progress payments at the stages except the first progress payment until the home has reached practical completion.
 
Additional Terms of the Get Started promotion with Brighton Homes

  1. This offer is not open to investors or companies.
  2. This offer does not apply to turn-key or land contracts.
  3. This offer is not available to customers building a Dual Occupancy project, or a home design including an attached/detached granny flat.
  4. This offer is not transferable or available with any other Finance promotion from Brighton Homes.
  5. This offer is only available once.
  6. This offer is available to approved applicants of MyChoice Home Loans only, where the construction loan covers no less than 95% of the Contract Sum with Brighton Homes.
  7. This offer is applicable to construction loans only.
  8. This offer is not available for bridging finance.
  9. The payment of the 5% must include a partial drawn down on the construction loan.

BETTER WITH BRIGHTON 

FLOORING

Your Brighton home includes supply and install of tiles to main living areas (downstairs only) or hybrid flooring for Elwood by Brighton Homes (downstairs only), excluding wet areas and also includes carpet to bedrooms, entertainment area and upstairs living areas. Colours and styles are those available in the Brighton standard range only. Please speak to a MyChoice Design Consultant for more information. 


AIR CON

Your Brighton Homes includes supply and install of a Haier 4 zone reverse cycle ducted air conditioning system. The default air conditioning unit size, zones and outlets are determined at the discretion of Brighton Homes and its air conditioning installers. Please speak to a My Choice Design Consultant to confirm if the included system is suitable for your use and designed performance.  


SOLAR

Better with Brighton includes supply and install of a 3.5kW Solar System with Tier 1 Jinko Panels and a 3kW Solax inverter. Additional costs may apply for increased home sizes and acreage. Please speak to a My Choice Design Consultant to discuss if the included system is suitable for your home. 


STEEL FRAME

Better with Brighton includes supply and install of a steel frame made from TRUECORE Steel.  Owners must register directly with BlueScope following handover to secure available warranties, more details at warranties.bluescopesteel.com.au. 


CERTAINTY PRICING FOR APPROVED GREENFIELD LAND

Brighton Homes may offer Certainty Pricing on selected approved greenfield lots. Exclusions include knock down rebuild sites, flood effected, mine subsidence, highly reactive soil conditions, problematic sites or sites with contamination or adjacent pools or retaining walls. Certainty pricing must be specified in the construction contract. Please speak to your building and design consultant.


13 MONTH PRICE HOLD 

Brighton Homes offers a 13 month price hold on Studio, Elwood and Gallery Collection homes based on the price nominated in the quote and building agreement. The price hold promotion may be withdrawn or amended by Brighton Homes at any time. To secure the 13 month price hold, a quotation acceptance fee of $3,000 must be paid within 14 days of the issue of a quotation, the consolidated tender must be accepted within 7 days of issue, the building agreement must be executed within 7 days of issue and all requirements set out in the building agreement to enable the commencement of construction within 13 months of the date of the quotation. Full details are as set out in the building agreement.


18 MONTH PRICE HOLD - UNREGISTERED LAND

Brighton Homes offers an 18-month price hold on Studio, Elwood and Gallery Collection homes listed on our current price lists where nominated in the quote and contract. The price hold promotion may be withdrawn or amended by Brighton Homes at any time. To secure the 18 month price hold the quotation acceptance fee of $3,000 must be paid within 14 days of the issue of a quotation, the consolidated tender must be accepted within 7 days of issue, the contract must be executed with 7 days of issue and all requirements set out in the contract to enable the commencement of construction must being met within 18 months of the quotation acceptance fee payment. This is applicable for unregistered lots only and is not available for knockdown rebuilds or registered blocks


HOUSE OF REWARDS

Welcome to the House of Rewards Program.

By submitting an application, you agree to these terms and conditions. 

If you refer a new customer to Brighton Homes, we will provide you with a $1,500 gift card to say thank you, ensuring the eligibility criteria below is satisfied. 

  1. You must be an existing Brighton Homes customer, that is, you have entered into an agreement with Brighton Homes or any other NEX Building Group company previously.
  2. The person you are referring (the New Brighton Homes Customer) must not have built with or entered into an agreement with Brighton Homes in the past six months.
  3. You cannot refer yourself. 
  4. You cannot be an employee of any NEX Building Group entity or an immediate family member of an employee and neither can the New Brighton Homes Customer. 
  5. Only one $1,500 gift card can be issued for each new construction contract.
  6. An electronic gift card will be sent by way of SMS to the mobile number nominated by you in the application form when the New Brighton Homes Customer pays their slab stage progress payment.
  7. The NEX Building Group may change the terms and conditions of the House of Rewards Program at any time including the amounts, form of reward or termination of the promotion at its sole discretion.
  8. You agree to your personal information being collected and used by the NEX Building Group to confirm eligibility, to provide to the electronic gift card provider and for marketing purposes, please see brightonhomes.com.au for our privacy policy and commitment to you under the Privacy Principles.
  9. You have the permission of the New Brighton Homes Customer to refer them to Brighton Homes and provide their personal details including telephone contact details.

If you are a new customer to Brighton Homes and you have been referred by a person eligible for a $1,500 gift card, Brighton Homes will reward you with a $1,500 MyChoice Studio Voucher if you meet the eligibility criteria below.

  1. You must not have built with or entered into an agreement with Brighton Homes in the past six months.
  2. You cannot refer yourself. 
  3. You cannot be an employee of any NEX Building Group entity or an immediate family member of an employee and neither can the person referring you to Brighton Homes. 
  4. Only one $1,500 My Choice Studio Voucher can be issued for each new construction contract.
  5. The $1,500 My Choice Studio Voucher will be applied to your contract for you to spend on Colour Selections at the My Choice Studio. The voucher cannot be redeemed for cash or be used as a reduction to the contract price.
  6. Public Solicitation Exclusion: To qualify for a referral reward, the referral must occur organically within the participant's personal network. Referral benefits will not be paid for referrals obtained by soliciting existing customers on public platforms, including but not limited to Facebook Groups, Reddit, online building forums, and public social media comment sections. We reserve the right to disqualify any referrals we deem, in our sole discretion, to have been solicited publicly.
