Brighton Homes provides offers and promotions from time to time that are open to change. Please consult your written quotation and contract for specific details and inclusions. 

Estimated or approximate pricing including advertised price lists are indicative only and are based on included facades and standard inclusions.  

Brighton Homes reserves the right to change inclusions, specifications, pricing, materials, suppliers or substitute items with equivalent products, without prior notice or obligation. Images across the website and materials are for illustrative purposes only and may include features and items not provided by Brighton Homes including but not limited to swimming pools, fences, driveways, timber decking, BBQ’s or external kitchens, water tanks, landscaping, alarms, ceiling fans, down lights, furnishing, decorative items. BASE PRICING

Published base house price for Gallery Collection is based on the Classic façade in face brick, as shown on plans and includes the standard specification outlined in the Already Yours Gallery Inclusion brochure. Published base house price for Studio Collection is based on the Harlo facade in face brick, as shown on plans and includes the standard specification outlined in the Already Yours Studio Inclusion brochure. Published base house price for Elwood by Brighton homes is based on the Haelyn façade with vertical cladding and face brick skirt, as shown on plans and includes the standard specification outlined in the Elwood I’m all Yours Inclusion brochure. Please refer to the specification for any additional materials included in the facade treatment. Full external site costs including connections to services, associated block costs and certainty pricing (which refers to the cost of your slab in greenfield estates) will be quoted following an inspection of your proposed building site. Pricing only applies to homes built in the Brisbane City Council area. Additional fees may apply for construction within other local authorities. Surcharges will apply for construction out of the Brisbane, Gold Coast and Sunshine Coast regions (Gympie, Lockyer etc.) please speak to a Building & Design Consultant for base prices in these regions. Items not included in the base price are landscaping, driveways, fences, swimming pools, timber decking, BBQ, window coverings, water tanks, alarms, ceiling fans, down lights, light fittings, furnishings, decorative items, etc. Surcharges may apply based on location of specific building lot. The cost of building a 7-star home will vary depending on the size, orientation, alfresco size and climate zone of the home as well as colour selections and inclusions. Please consult your individual scope of works for further details.

CASH DISCOUNT PROMOTION

The Cash Discount up to $30,000” includes the Gallery Collection Cash Discount up to $30,0000, the Elwood by Brighton Cash Discount up to $25,000 and the Studio Collection Cash Discount up to $25,000. These promotions are only available on new deposits from 18 November 2025 until withdrawn by Brighton Homes and are based on a reduction off the house base price and will be reflected in the contract value. Brighton Homes reserves the right to change inclusions, specifications, pricing, materials, suppliers or substitute items with equivalent products, without prior notice or obligation. Amount varies by house design, please refer to Price List for details. If the cash discount offer is not taken, no further credits/discounts apply, not redeemable for cash and non-transferable.

NEX BUILDING GROUP NEW HOME GRANT

The NEX Building Group Up To $20,000 New Home Grant runs from 10:00am 1 July 2025 (AEDT) to 14 December 2025 at 5:00pm (AEDT) or at any earlier time if withdrawn by NEX Building Group (the Promotion Period). The offer includes 
I.    $20,000 grant for Gallery and Brighton Black Collection Homes
II.    $15,000 grant for Elwood and Studio Collection Homes
III.    $5,000 grant for Breakthrough by Brighton Homes
The New Home Grant will be deducted from the final contract price of a new house in the Brighton Gallery, Studio, Elwood by Brighton, Brighton Black or Breakthrough by Brighton Collection. The offer does not apply to Brighton Built, Brighton Projects & Ready by Brighton. To be eligible for the NEX Building Group Up To $20,000 New Home Grant, a customer must meet the following terms and conditions:
1.
i. be new clients of Brighton Homes and;
ii. have their quote priced in accordance with the November 2025 pricelist
iii. pay a non-refundable deposit fee of AUD$3,000 (deposit) within fourteen (14) days of the Quote being issued

2. Existing clients currently in the Brighton preconstruction process are not eligible for this promotion.

3. Complete a New Home Grant application form before, at the time of or within 14 days of their quote request;

4. Not breach any essential terms of the contract for the duration of the contract.

This promotion cannot be used in conjunction with any other promotions offered unless otherwise specified by Brighton Homes. The NEX Building Group Up To $20,000 New Home Grant cannot be deducted from the land price in any house and land package. The NEX Building Group Up To $20,000 New Home Grant offer is not transferable or exchangeable and cannot be taken as cash. BETTER WITH BRIGHTON
FLOORING

Your Brighton home includes supply and install of tiles to main living areas (downstairs only) or hybrid flooring for Elwood by Brighton Homes (downstairs only), excluding wet areas and also includes carpet to bedrooms, entertainment area and upstairs living areas. Colours and styles are those available in the Brighton standard range only, please speak to a MyChoice Design Consultant for more information.

AIR CON

Your Brighton Homes includes supply and install of a Haier 4 zone reverse cycle ducted air conditioning system. The default air conditioning unit size, zones and outlets are determined at the discretion of Brighton Homes and its air conditioning installers. Please speak to a My Choice Design Consultant to confirm if the included system is suitable for your use and designed performance.  

SOLAR

Better with Brighton includes supply and install of a 3.5kW Solar System with Tier 1 Jinko Panels and a 3kW Solax inverter. Additional costs may apply for increased home sizes and acreage. Please speak to a My Choice Design Consultant to discuss if the included system is suitable for your home.

STEEL FRAME

Better with Brighton includes supply and install of a steel frame made from TRUECORE Steel.  Owners must register directly with BlueScope following handover to secure available warranties, more details at warranties.bluescopesteel.com.au.

CERTAINTY PRICING FOR APPROVED GREENFIELD LAND

Brighton Homes may offer Certainty Pricing on selected approved greenfield lots. Exclusions include knock down rebuild sites, flood effected, mine subsidence, highly reactive soil conditions, problematic sites or sites with contamination or adjacent pools or retaining walls. Certainty pricing must be specified in the construction contract. Please speak to your building and design consultant.

18 MONTH PRICE HOLD - UNREGISTERED LAND

Brighton Homes offers an 18-month price hold on Studio, Elwood and Gallery Collection homes listed on our current price lists where nominated in the quote and contract. The price hold promotion may be withdrawn or amended by Brighton Homes at any time. To secure the 18 month price hold the quotation acceptance fee of $3,000 must be paid within 14 days of the issue of a quotation, the consolidated tender must be accepted within 7 days of issue, the contract must be executed with 7 days of issue and all requirements set out in the contract to enable the commencement of construction must being met within 18 months of the quotation acceptance fee payment. This is applicable for unregistered lots only and is not available for knockdown rebuilds or registered blocks.
